Rental requirements
These criteria are applied uniformly to every applicant. Meridian Property Group is an Equal Housing Opportunity provider and complies with all federal, state and local fair housing laws.
Screening criteria
Income
Verifiable gross household income of at least 3× the monthly rent. Self-employed applicants provide two years of returns or six months of bank statements.
Credit
Minimum score of 620. Scores 560–619 may be approved with an increased deposit or an approved guarantor.
Rental history
Two years of verifiable rental or mortgage history with no more than two late payments in the past 12 months.
Evictions
No filed evictions within the past five years. Any judgment must be satisfied and documented.
Criminal screening
Individualized review consistent with HUD guidance. Convictions are assessed by nature, severity and recency.
Occupancy
Two persons per bedroom plus one. Every occupant 18 or older must submit a separate application.
Fees & deposits
