What rent tracking should give you
The useful question is rarely "how much rent came in this month." It is "which tenant is short, by how much, and since when" — and being able to answer that from a record rather than memory.
- A ledger per tenant showing charges, payments and running balance
- Per-property roll-ups when you own or manage more than one
- Late and outstanding amounts visible without manual reconciliation
- A payment history you can produce if an amount is ever disputed
Where rent tracking connects to everything else
Rent does not sit in isolation. A balance dispute usually turns into a question about the lease, and a withheld payment often turns into a question about a maintenance request. Keeping the ledger in the same system as the lease and the maintenance history is what makes those answerable.
Leases & e-sign
Draft a lease, send it for signature, and keep the executed copy attached to the unit it belongs to.
Rent collection
Track what is due, what landed and what is late, with a ledger per tenant and per property.
Maintenance
Take requests, assign the work, and keep a dated record of what was reported and what was done.
Applications
Take rental applications online and keep applicant records tied to the unit applied for.
Documents
Notices, inspections, receipts and correspondence, filed where you can retrieve them later.
Owner reporting
Managing for owners: per-property records rather than one undifferentiated pile.
A note on rent increases
If you operate in California, increases on units covered by the Tenant Protection Act (AB 1482) are capped at 5% plus the regional change in the cost of living, or 10%, whichever is lower — and local ordinances can be stricter. Our California property management pages cover the current figures with sources.

Common questions
Does this process card or bank payments?
iRunProperties tracks what is charged, paid and outstanding and keeps the ledger. Verify current payment-processing capability in your account before relying on it for collection, as this varies by plan and setup.
Can I see which tenants are late?
Yes. Outstanding and late amounts are tracked per tenant with a running balance, and roll up per property.
What does it cost?
Free for up to 10 units. Growth is $49/month for up to 50 units, and unlimited plans start at $59/month.
