California specifics worth knowing
Two rules catch landlords out most often. Security deposits have been capped at one month's rent since July 1, 2024 regardless of whether the unit is furnished, with a narrow small-landlord exception. And the AB 1482 single-family-home exemption only applies if the owner is a natural person and the required statutory notice was given — the notice is easy to omit and the exemption fails without it.
